This multi-story building included 10,000 SF of office space, 14,500 SF of locker facilities, 10,000 SF of maintenance shops, 5,500 SF of loft storage, 10,000 SF of warehouse space, 10,000 SF of shell space, and an 800 SF loading dock.

In addition, our team provided space planning as well as MEP+S engineering services for this new build-out in shell laboratory space, which includes a large Titration Lab equipped with multiple hoods and local exhausters at sample analyzing workstations; 4 different Spectrometry Labs, each with somewhat unique requirements; gas cylinder storage with lab gas piping and outlets; and an acid waste drainage systems. A platform mounted exhaust system was designed at the same elevation as the labs because the roof mounted equipment was not permitted. The project also included a mezzanine supported by load bearing masonry walls incorporated to support the Loft Storage Shell Space and the different mechanical systems from HVAC to hot water heaters/tanks. McKim & Creed brought the building up to code, following the 2010 ADA Standards for Accessible Design Guidelines.
